The proposed project involves constructing a new three-story mixed-use building with 3,876 square feet of ground floor commercial space and fourteen residential units.  The City Landmarks Commission designated the west wing of the existing commercial building as a City Landmark commemorating  the use of the building during the 1970’s and its association with the Zepher (Z-Boys) skateboard team and the local surf and skateboard culture established in the Ocean Park neighborhood.  The west wing of the building will be preserved and rehabilitated while the remaining portions of the structure will be demolished to accommodate the new construction.

The new design adopts a contemporary style with interlocking concrete boxes and bays. The project features infill and punched windows, wood panel accents, glass and cable railings, and a rooftop trellis equipped with photovoltaic panels.
